The Board of Directors of Ranch at Cypress Creek Municipal Utility District No. 1 has responsibility for the enforcement of restrictive covenants for the purpose of maintaining taxable property values within the District. The legal authority for this is established in the Resolution Adopting Rules Relating to Enforcement of Restrictive Covenants document.
In order to achieve consistency in the enforcement of the covenants, the District requires all residents to get architectural approval for modifications to their home and property. The restrictive covenants all state that “No improvements shall hereafter be constructed upon any of the property without the prior written approval of the Architectural Committee.” The legal authority for the appointment of the architectural committee is established in HB4761.

Residents wanting to make changes to their home or property can do so with the following steps:
- Review the covenants for your section (link to RC page how to do this).
- Download and complete the Architectural Modification Application.
- Email the Architectural Review Committee and attach your completed application and any additional documentation (survey, pictures, plans, etc).
- The committee will respond in 30 days or less with Approval/Questions/Rejection
note: any resident who opts to continue with a project without approval is at risk of having to make modifications at their own expense. Homes without approved changes can be subject to the RC process (enter link).

The restrictive covenant documents are registered by section. If you don’t know what section your property is in, you can find that information in one of two ways:
- At the Williamson County Appraisal District. Search for your property, then look at the legal description to find the information on the section.
- Find your house on this map of the neighborhood.
